 RENTAL RULES AND REGULATIONS


CHECK-IN TIME IS 4 P.M.        CHECK-OUT TIME IS 11 AM

 

This is a NON SMOKING unit.  A fine (if required for clean-up, or damage) will be incurred if there is smoking.  You will also forfeit your security deposit. 

Pets are not permitted in the unit. 

I will not rent to anyone under 25 years of age unless accompanied by an adult, parent or guardian. 

DAMAGE/RESERVATION DEPOSIT- A damage/security deposit of $250 (min) is required. This deposit, as well as a signed copy of the last page of the contract, must be received within seven (7) days of booking the reservation, to hold the reservation.

The deposit automatically converts to a security/damage deposit upon arrival. The deposit is NOT applied toward rent; however, it is fully refundable within fourteen (14) days of departure, provided the following provisions are met:

a.  No damage is done to unit or its contents, beyond normal    wear and tear. 
b.  No charges are incurred due to contraband, collection of rents or services rendered during the stay. 
c.  All keys, entry cards and parking passes are left in the unit upon departure. 
d.  No unit contents are lost or damaged. 
e.  The renter is not evicted by the owner (or representative of the owner), the local law enforcement or the security company employed by Anasazi. 

PAYMENT - An advance payment equal to 50% of the rental rate is required 60 days before arrival.  Full payment is due 30 days prior to arrival.  The advance payments will be applied toward the unit rent.  Payments can be made via VENMO, checks, or Credit Card.  The latter will incur a 3% fee.    

CANCELLATIONS:  A 30 day notice is required for cancellation.  Cancellations that are made more than sixty 30 days prior to the arrival date will incur no penalty. Cancellations or changes that result in a shortened stay, that are made within 30 days of the arrival date, may forfeit payments.  However, if the unit is re-rented funds will be refunded. Early departure does not warrant any refund of rent. 

MAXIMUM OCCUPANCY- The maximum number of guests per condominium is limited to two (2) guests.  An additional charge may be incurred for more guests than those booked at registration.

MAID SERVICE – Maid service is not included in the rental rate.  It may be available at an additional cost.

FALSIFIED RESERVATIONS - Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in.

WRITTEN EXCEPTIONS - Any exceptions to the above mentioned policies must be approved in writing in advance.
